You pick the form: student and tourist youth hostels, or executive apartments for business professionals. The location is paramount; consider business centers, educational towns, or tourist towns.

Plan to spend ₹2,000 to 4,000/sq ft for construction or remodeling, and furnishing and permit costs. Your returns? Up to 70 to 80% of the revenue without taking on the task yourself. My Pune client is making more than conventional rental yields while getting to enjoy his weekends.
